NAHB uses proprietary models that estimate the costs and benefits of residential construction including the income, jobs and taxes generated by home building in an area.
A companion model estimates the governments’ costs of extending services to the new homes and compares these costs to the tax revenue generated, to show how quickly housing pays for itself.

NAHB’s priced-out analysis shows that roughly 88.2 million U.S. households (about 65%) cannot afford a median-priced new home under current conditions. The model quantifies how many households are priced out by a $1,000 increase in home prices or a 25 basis-point rise in mortgage rates, with detailed estimates available at the national, state, and metro levels.
